Market News · November 2026
October was another slow month for GTA real estate. Fewer homes sold than a year ago, fewer new listings came on, and prices were lower. But after adjusting for the season, sales, new listings and prices all edged up from September. The big change was borrowing costs: on October 28 the Bank of Canada raised its policy rate for the first time since July 2023.

Rates
- The Bank of Canada raised its policy rate by 0.25 points to 2.50% on October 28, its first increase since July 2023. It pointed to a higher inflation outlook driven by energy prices and said further increases may be needed, but it will proceed carefully.
- Next decision: December 9, 2026.
What it means for you
- Buying: prices are below last year's and buyers still have room to negotiate, but borrowing costs have started to rise. Get a pre-approval with a rate hold before you shop, and compare recent sales before you make an offer.
- Selling: fewer new listings are competing with yours, but buyers are price-sensitive. Price against recent sales nearby, not last year's prices.
- Renewing a mortgage or on a variable rate: payments may go up. Talk to your lender or mortgage professional early.
