Commercial and residential real estate are two different disciplines. A warehouse deal is underwritten on rent, term and covenant; a house sale is won on presentation and timing. Both demand a broker who knows which one they're doing. I've spent over 22 years in real estate and the last 18 focused on commercial — industrial, multi-residential, investment and business sales across Vaughan, Concord, Woodbridge and York Region.

As Broker of Record, you deal with me directly on every file. No handoff to a junior.

Commercial Real Estate

If you are a business looking for space, I will:

• Define your real requirement first — clear height, drive-in and dock loading, power, office ratio, parking and truck turning radius — before showing you anything
• Search the full market, including off-market and quietly available space that never reaches a listing site
• Underwrite the deal for you: net rent, TMI, escalations, free rent, allowances and the total five-year cost, not just the headline rate
• Negotiate on your side of the table, at no direct cost to you — in most lease transactions the landlord pays the commission

If you own a building or unit to lease, I will:

• Price it against recent leases of similar units in the same node (Concord, Woodbridge, Maple or the 400/427 corridor), not a GTA-wide average
• Market it through TRREB Commercial MLS, REALTOR.ca, commercial listing platforms and direct outreach to the brokers and business owners already active in your submarket
• Qualify covenant and use before you spend time on a showing
• Prepare a professional offering package with specifications, floor plate, site plan and photography

If you are buying a building for your own business, I will:

• Compare lease versus own honestly, including the financing, the down payment and what the building is likely worth when you exit
• Identify small-bay industrial under 50,000 square feet that fits how your business runs, on and off the market
• Coordinate environmental, building condition, zoning and permitted-use due diligence within your conditional period
• Introduce lenders and, where applicable, walk you through the current development charge and permitting picture in Vaughan and York Region

If you are investing or selling an investment property, I will:

• Build the underwriting: rent roll, in-place versus market rent, expense recoveries, NOI, cap rate and the value gap on renewal
• Prepare a full offering memorandum for a sale — property, market, tenancy, financials and process
• Provide a written Broker Opinion of Value for planning, refinancing talks or estate purposes, so you know what you own before you decide anything (a lender will still order its own appraisal)
• Advise on lease renewals and rent reviews, where the gap between your rent and today’s market rent decides who has the leverage

I also handle business sales, multi-residential purchases and sales, and referrals to specialist brokers where an asset falls outside my market.

• Market your home through multiple listing services, websites and social media
• Conduct a comparative market analysis showing what comparable homes in your area have sold for in recent months
• Complete a property profile covering current condition, surroundings and special features
• Coordinate the other professionals needed to complete the paperwork accurately and on deadline

If you are buying a home, I will:

• Explain current market conditions in the neighbourhoods you're considering
• Analyze the alternatives that genuinely fit your budget and criteria
• Resolve the challenges that come up during a purchase before they become problems
• Keep you informed and confident at every stage
