Welcome to KEYSTAR Realty — a privately owned brokerage operating across the commercial and residential sectors, led by Iouri Chestopalov, Owner and Broker of Record.
I've spent 22 years in real estate and the last 18 of them in commercial: industrial sales and leasing, multi-residential purchases and sales, investment property, and business sales, mergers and acquisitions. My core market is Vaughan, Concord, Woodbridge and York Region, with active work across the Greater Toronto Area and Southwestern Ontario.
Eighteen years in one market
That number means something specific in this business. It means I've priced buildings through the 2008 credit freeze, through the run-up when GTA industrial rents nearly doubled, and through the correction since — eleven consecutive quarters of falling asking rents into mid-2026. I've seen what a 3.8% vacancy rate does to a tenant's leverage, and what happens to it at 8%.
Most of what I know about pricing a small-bay building in Concord isn't in a database. It's in the deals.
The national brokerages report Vaughan as a single line item — CBRE, Colliers and Avison Young publish no separate numbers for Concord, Woodbridge or Maple. That gap is my advantage and my client's. When I price a building, it comes from comparables I've tracked myself, not a regional average that's off by two dollars a foot.
What I do
Most of my work is small-bay industrial under 50,000 square feet, leasing and sales, on both sides of the table. Around that sits investment sales, multi-residential, lease renewals and rent reviews, broker opinions of value, and business sales and acquisitions. On the residential side I continue to represent buyers and sellers, with a particular focus on luxury property.

How I work
You deal with me. As Broker of Record I take the call, walk the building, run the numbers and negotiate the deal myself. There's no team of juniors between you and the person accountable for the outcome — a trade-off most clients don't discover until after they've signed with a large firm.
I underwrite before I recommend. On a lease, that means the full five-year cost — net rent, TMI, escalations, free rent and allowances — not the headline rate. On a purchase, it means lease-versus-own compared honestly, including what the building is worth when you exit. If the numbers say don't do the deal, I'll tell you that.
I bring current data, not general impressions. I track my own submarket comparables and publish a quarterly Vaughan and York Region industrial report. Clients get the actual numbers behind a recommendation, sourced and dated, so they can check my reasoning rather than take my word for it.
I work in English and Russian. That matters more than it sounds like it should. A significant share of the owner-operated industrial businesses in Vaughan and Concord were built by people who'd rather negotiate a three-million-dollar transaction in their first language — and I've represented many of them, from their first leased bay to the building they now own.
